Prohibited Activities (Unlicensed Staff)
Marketing staff may NOT engage in:
- Discussing loan terms, rates, or programs
- Taking applications or collecting borrower financial info
- Contacting leads to solicit mortgage business
- Providing advice requiring an MLO license
- Posting mortgage rates without licensed oversight
- Representing themselves as licensed
- Receiving compensation tied to loan closings or referrals

- Appointment‑setting bonuses (not tied to closings)
Prohibited Compensation

- Pay per referral
- Pay per lead that turns into a loan
Privacy & Consumer Protection
- GLBA privacy compliance
- Secure document handling
- No unauthorized sharing of consumer data
